Terms & Conditions

1. YOUR BOOKING

1.1 To confirm your booking, we require a non-refundable deposit of 50% within 7 days of our verbal or written confirmation of your arrangements. A higher deposit may be required for premium dates or for stays exceeding 2 weeks. Your booking is confirmed once your deposit payment has cleared. Holidays booked within 12 weeks prior to arrival must be paid in full at the time of booking.

2. PAYING THE BALANCE

2.1 The balance of your rental cost is payable 12 weeks prior to your arrival. Where payment in full has not been made by this date, we reserve the right to cancel the booking and cancellation charges, as detailed below, may be incurred.

3. OCCUPANCY AND USE OF THE LODGE

3.1 The number of people occupying the lodge must not exceed 15 unless by prior arrangement. The lodge shall be used solely for holiday purposes, and guests shall not sub-let the property or any equipment that comes with the lodge.

4. WHAT’S INCLUDED

4.1 You have sole use of the property, including all electricity, water, and linen. Life jackets are available, but any fishing rods and fishing equipment will need to be provided by yourselves.

5. ARRIVAL AND DEPARTURE TIMES

5.1 The lodge is let from Saturday to Saturday, unless otherwise agreed in the off-peak season. The lodge is available from 4:00pm on the day of your arrival, and we ask that you vacate the property by 10:00am on the day of your departure, leaving it in a tidy and clean condition to enable our cleaners to prepare for newly arriving guests.

6. DAMAGE AND BREAKAGES

6.1 We understand that accidents do happen, but we do ask that you inform us of any defects or breakages as soon as possible and pay for the repair or replacement so that neither you nor the following guests are inconvenienced. We reserve the right to charge for the cost of any replacements or damages caused by guests for a period of not more than 7 days after departure.

7. CHANGING YOUR BOOKING

7.1 Any amendment to a confirmed booking may incur a charge of up to £20 as an amendment fee. Changes within 12 weeks may result in additional cancellation charges. Changes are subject to availability.

8. CANCELLATION BY GUESTS

8.1 In the event of you needing to cancel, the following conditions will apply:

100% of the total charge

8.2 We strongly recommend guests take out their own Cancellation Insurance Cover.

9. CANCELLATION BY US

9.1 Payments are accepted by us in good faith and in the belief that the lodge will be available at your disposal for the dates stated. In the very unlikely case that this is not possible, we will refund all monies paid, providing the cancellation does not arise for reasons of ‘force majeure’.

10. FORCE MAJEURE

10.1 No liability can be accepted for events which are ‘force majeure’. These include, but are not limited to: war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions, or other events outside our control.

11. LIABILITY

11.1 We accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the lodge, or for any loss or damage caused to any property brought to the premises.

12. INSURANCE

12.1 It is vital that you have adequate comprehensive insurance cover for you and all members of your party. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. Under no circumstances will the owners be responsible for loss of life, personal injury, medical expenses, accidents, or forfeited deposits or damage to property and/or motor vehicles, however caused. Tenants and their guests are recommended to insure against these risks.

13. PETS

13.1 Well-behaved dogs are welcome but must not be allowed upstairs or on the furniture. They must sleep in the entrance hall, laundry room, in a dog crate, or in your car. Guests will be held responsible for any bills arising due to damage to carpets, furniture, sheep, etc.

14. SMOKING

14.1 For the comfort of all our guests, Uig Lodge is a NO SMOKING property.

15. WEBSITE

15.1 Our website is a guide to the quality and description of Uig Lodge and its facilities. Changes to facilities or furnishings may be made without notice. No liability is accepted for unintentional errors, mistakes, or omissions, which may arise as a result of subsequent changes.
